Water Damage vs. Mold: What’s the Difference?

Water damage and mold are related, but they are not the same problem. Water intrusion creates moisture conditions; mold can develop when susceptible materials stay damp long enough.

Water Damage Comes First

Leaks, flooding, overflows and other intrusions can saturate building materials. The immediate priorities are source control, water removal when needed, and drying of affected materials.

Why Moisture Matters

Persistent moisture can create conditions that support microbial growth. That is one reason drying and moisture control are important parts of the restoration process.

Visible Mold Is a Separate Issue

Do not assume that every water-damage incident has caused mold, and do not assume that surface cleaning alone resolves a moisture problem. Address the source and the damp materials first.
